Furnished or Unfurnished Property?
Choosing whether to rent a furnished or unfurnished property is obviously down to individual needs and circumstances. As the property sales market has contracted, more people are choosing the renting option. This means that a lot of people are now looking for unfurnished properties as they either already have their own furniture or intend to buy their own furniture in preparation for when they buy their own home. Many properties come part-furnished and so have white goods provided such as fridge/freezer, cooker and washing machine. Some also come with wardrobes etc. The tenant would then have to provide their own sofas, beds, T.V. etc. Some landlords offer the choice of furnished or unfurnished on the same property. The tenant can then often choose exactly what they need the landlord to provide for the property and what they intend to provide for themselves. Things to consider when deciding to rent a furnished or unfurnished property:
- Renting an unfurnished property can be slightly cheaper than renting a fully furnished property.
- You can furnish your property to your own tastes if you choose the unfurnished option. This makes a property feel more like home.
- You will have to pay for any damaged furniture if it belongs to the Landlord.
- Buying your own furniture is expensive and so you may consider a furnished property if you have a limited budget.
- With an unfurnished or part-furnished property you can start to buying furniture for the home you plan to buy in the future, thus spreading the cost.
- Renting a furnished property gives you more flexibility. If for example you decide to travel the world at the end of your tenancy you don’t have to worry about selling or storing all your furniture before you leave. It also makes moving to your next property easier and probably cheaper too.
