Sales Particulars

Your valuer will produce your property details on the same day that we receive instruction to market your property. You will be given contact details for your valuer and unlike many other Estate Agents, the person who values your home will personally deal with the sale of your property from the start to the final completion. We feel that a person who has actually visited and appraised a property has more chance of selling that property by using that unique knowledge to better match properties to buyers requirements.

Your details will include the following:

Advertising

Internet :- When your details are produced they are automatically uploaded to KeyWest’s website. The details of your property are then automatically linked with a host of well known property websites including Rightmove, Ezylet and Propertyfinder, ensuring you have maximum coverage of your property for those prospective buyers and tenants using the internet.

KeyWest Office Databases and Window :- When your details are produced they are printed and are placed in KeyWest office window which is located on a prominent corner location on Hinckley Road, Leicester. In addition, we immediately contact all potential buyers held on our regularly updated, computerised mailing list and forward your property details to interested buyers.

Industry contacts:- While many estate agents compete fiercely with each other, KeyWest’s sole aim is to sell or let your house. We regularly use our contacts within the industry at a local and national level to find the right buyers or tenants.

Viewings:

Prior to arranging a viewing of your property we speak to all potential buyers to qualify them as thoroughly as possible. KeyWest Estate Agents will accompany all viewings on empty properties and will gladly accompany viewings carried out by you, if requested. We will also provide you with feedback from the viewing the following day.

Offers:

All offers will be put to you both verbally and in writing. All potential buyers will be qualified financially to ensure that they are able to proceed at the level all parties have agreed.

Sale Agreed:

Once a sale has been successfully negotiated we will ask the buyer to provide us with their solicitor’s details. If the buyer requires a mortgage we ask them to provide lender/mortgage broker details and also request that they instruct their lender to proceed with the lenders survey of the property. Once a sale has been agreed further interested buyers are kept on file. The ‘For Sale’ sign will not be removed until the buyer has made a financial commitment.

Keeping You Informed:

KeyWest will take care of everything for you from marketing through to the successful completion of the sale of your property. It is important that you are always kept up to date. After every viewing we will provide you with feedback. In addition, we will give you a courtesy call on a regular basis to update you on the current market position. After a sale is agreed we monitor the sale and liaise between all parties involved and keep you regularly informed as to the progress of the sale.

Working regularly with J.S.Law, we have an excellent working relationship coupled with a knowledge of each others systems, helping smooth the process.
