A Keywest assessor will visit you and give you a free, no obligation assessment of your property, and discuss the rental value that could be achieved. During this visit we will try to give you a perspective of the current rental market in your area, for similar properties. We will also give you advice on how best to achieve the maximum rental for your property.
Advertise and market your property:
We will work hard to make sure that your rental property is seen by as wide an audience of prospective tenants as possible. We will take professional photographs of your property and produce full colour details. We will not only display these in our office window, located in a prominent position on the very busy Hinckley Road or Queens Road, but we will also actively promote the details of the property on our website, on property portals, and use social media to further extend the reach. Our modern, proactive marketing approach ensures we deliver excellent results, fast!
Match suitable tenants to your property:
We know that if your property is not occupied, it is losing you money. Once you instruct Keywest to let your property, we work quickly to match your property to suitable, fully referenced tenants. We receive several enquires on a daily basis from people wishing to rent the right property from us and so your property will not lay empty for long.
We can manage the whole viewing process for you, to save you time, and we will give you feedback on all viewings until the right tenant is found.
Credit checks, employers and previous landlords references:
For your protection, and to ensure you have the right tenants, Keywest will check credit history, contact employers, and request references from previous landlords. To provide the most accurate and detailed referencing available, we enlist the services of Landlord Secure, a company who specialise in this area. For students, we ask for a guarantor (usually their parents) for the full amount of rent, for the duration of the tenancy. This means that if the tenant does not pay the rent, the guarantor is legally responsible for the full amount of outstanding rent.
Keywest will produce comprehensive tenancy agreements. The prospective tenant will be required to pay one month’s rent in addition to a tenancy deposit (equivalent of one month’s rent) in advance of moving into the property. The landlord is required to retain the deposits, and it is the landlord’s responsibility to register these with the Deposit Protection Service.
KeyWest will issue a tenancy agreement and can tailor this to suit your needs (subject to those needs being within what is deemed as a fair and legal term). The tenancy agreement covers both the landlord’s and tenant’s rights and is a fair means to establish a healthy working relationship while allowing the landlord strict protection against late payment of rent or abuse of the property. We can also arrange to conduct an inventory for a small administration charge.
Inform council tax and utility companies of new tenants:
To prevent the nuisance of letters demanding Council Tax and payment for unpaid utility bills left by previous tenants, Keywest give the details of any new tenants to Leicester City Council and Severn Trent Water. We set up tenants on gas and electricity contracts at the start of their tenancy.
