Landlord Gas Safety Certificate
Landlords have a legal responsibility to ensure that gas appliances, fittings and flues supplied to tenants are safe for use.
A Gas Safety Certificate is a legal requirement for any landlord renting accommodation occupied under lease or license. It doesn’t matter if you are renting a property for a short period of time or if you have a long-term tenant occupying your property – it is your legal obligation as a landlord to ensure that all your responsibilities are met.
If you let a property with a gas appliance, your responsibilities include:
Pipework, appliances and flues must be maintained in a safe condition.
Gas safety checks
Every 12 months, a gas safety check must be carried out on all gas appliances and flues to ensure that they are in a safe condition.
Copies of the gas safety record must be kept for 2 years, and a copy of the paperwork must be supplied to tenants within 28 days of the checks being carried out. The record must also be available to new tenants before they move in.
If a tenant has their own gas appliance that has not been provided as part of the rental agreement, the landlord is responsible for maintenance and checking the gas pipework but not for the appliance itself.
