Selling a house Leicester – this can be a stressful business, especially if you’re looking to buy at the same time. You want a quick sale with a minimum of hassle.

But while you can’t force a viewer to buy your house, you can make them much more likely to make you an offer. Here are our top tips on how to get you house ready for viewings.

Clean and Clear
This seems obvious, but you need to make sure everywhere is squeaky clean. Check your ceilings for cobwebs and give your skirting boards a brush — all the places you sometimes forget. Also make sure that everywhere is clutter-free so they can see the size of the rooms. It doesn’t need to be empty, as you’re still living there after all, but piles of stuff everywhere can obscure the good points.

Light and Bright
The right lighting can make all the difference, especially for evening viewings. Make sure your rooms are well lit and cosy-looking. Dim lights can make the place look drab, but anything too harsh will be off-putting too.

No Pets Allowed
Even if you have an adored family pet, your viewers might not be animal lovers or they might even be allergic. Keep your pets off the premises when you’re giving viewings and remove all their blankets and bowls.

Stick to Neutrals
Your taste might run to bold bright colours or deep dark ones, but you’re really better off decorating in neutral colours. Most people will want to put their own stamp on the property and may be put off by anything too busy.

Gorgeous Gardens
Mow the grass and make sure your garden is looking neat and tidy, especially if you have a front lawn.

First Impressions Count
Think about what your visitors will see first. The driveway, the lawn, the front door and the entrance hall — make sure everything is clean, clear and attractive.

Smells
Air your home before a viewing (but close the windows beforehand so it isn’t too cold). Avoid cooking anything with a strong smell in the days beforehand, such as curry, as this can linger. But avoid richly scented air fresheners as these can sometimes be cloying. Essentially, you don’t want your visitors to smell anything when they view your house.

Most of these tips are good common sense but they do work. Once you’ve given everywhere a coat of paint and cleared away your clutter, it’s just a case of giving the place a quick once-over before each viewing, and hopefully you’ll get an offer sooner rather than later.
