Save Money When Remodelling Your Bathroom

So you’ve found the perfect home with the help of Keywest, you’ve had your offer accepted and now you’re considering how you can move forward and really make that apartment or house a home.

One of the first things you may consider doing is changing the bathroom, either because it is in need of a revamp or to ensure that it really meets the needs of you, your family and your lifestyle.

If this is the case, the good news is that there are plenty of ways you can rejuvenate or remodel a bathroom whilst sticking to a budget, whether that is because you do not want to overspend or you want to make sure that you make as big a return on your investment when it comes time to sell on your property.

A complete bathroom revamp can return as much as 65 per cent of its total cost when you sell your home, especially if you take heed of the following top tips.

Set a budgetary limit of five per cent of the overall value of your property if you are thinking about revamping a guest bathroom or small powder room, and around ten per cent for your master bathroom. This should prevent you from excessive overspending and give you the best chance of recouping the most money when it comes time to sell.

Don’t move pipes unless you really have to, as this can save you hundreds of pounds on each fixture. If you do decide to move things around, be prepared to pay for having for new drainpipes and supply lines.

Choose carefully where you will spend the different portions of your budget – some will prove to be much more cost-effective than others. If you do want to add extra luxury to your bathroom, consider these three ideas, which are proven to add appeal or value when it comes time to sell

Dual sinks, sometimes called his and hers basins, can prove really popular, especially with couples who don’t want to have to fight for space when it comes time to get ready to go to work or out for the evening.

A separate shower cubicle and bathtub will often be more appealing than a bath and shower combination.

A separate toilet room can be a really practical addition to all sorts of different properties.

In contrast, there are some extras which are unlikely to recoup much of their cost, if any at all, and so should only be chosen if you really love them for what they offer to you. These include luxuries such as natural stone tiling, which can never compete on price and value with stone-look porcelain varieties.

Lastly, consider the additional outlay of heated flooring as a real possibility. Yes, it will add to initial costs and lead you to pay more for ambient heating, but you really can’t beat the cosy feeling and luxurious appeal of a well-heated, comfortable bathroom space.
