The experienced and professional estate agents team at Keywest are here to help you sell your Leicester property, here are six reasons to put your property on the market before 2016

As winter tightens its icy grip on the UK, many homeowners decide to wait until the sunnier days of spring to market their property via an expert estate agent. Others who have tried without success to sell during the year may decide to withdraw from the market. But should winter naturally mean hibernation for home buying and selling ventures?

For those who have set their hearts on a change of address once Leicester’s Wheel of Light is extinguished and the Winter Wonderland melts from memory, fear not. New research conducted by Rightmove and the Office for National Statistics (ONS) suggests that buyer interest actually regains momentum during December and peaks over Christmas and New Year. Last year nearly three million people went online to escape the Boxing Day blues and search for their ideal home.

This year’s holiday season is forecast to be particularly active for property searches once again, thanks to the confident outlook of homeowners for 2016. With only a month to go until the festivities are officially over, here are Keywest’s top six reasons to market your home now.

1. Less seller competition: During the holiday season, there is usually less competition from other sellers. Many see this as a time for relaxation and retreat so may not appreciate their peace being disturbed by potential buyers roaming through the house. This, however, is your prime opportunity to capture the attention of restless bargain hunters in order to put yourself in a stronger position for your next move in 2016.

2. More resilient and focused buyers: Results from the Rightmove/ONS study suggest that 85% of home-buyers and owners expect their financial situation to get better (41%) or stay the same (44%) in 2016. They are also relatively unfazed by property-price increases. Those who have been unfortunate in their buying ventures throughout the year are often more focused on their requirements by the year’s end. They may also be more motivated to put in an offer over Christmas to give themselves something to look forward to in the New Year. This means that sellers are poised to reap the advantages of buyers’ increased eagerness to establish a sense of security for the future.

3. Higher prices in 2016: According to recent BBC news reports, factors such as current Bank of England policy to decline using interest rates as a tool to control the housing market, wage growth forecasts and low base rates indicate those buying in 2016 will be reasonably prepared to pay a slightly higher price for property. This is excellent news for sellers attracting buyers over Christmas and completing in the New Year.

4. The weather: If buyers admire your property during the dull wintry months, then they will adore it when the sun illuminates its best features in summer, meaning quicker purchasing decisions can be made.

5. Festive cheer and nostalgia: The picture-perfect scene of a Christmas tree surrounded by gifts and decorations, a glowing fire, the smell of mulled wine and the laughter of children evoke happy thoughts for many home buyers – and this can encourage sales.

6. Estate agents: They are dedicated to helping you all year round – not just in the spring.
